Megatel Homes announced Thursday it has plans to build a more than 1,000-acre home development called Saint Tropez that will feature a resort-style lagoon in northeast Harris County off the Grand Parkway and Huffman Cleveland Road, according to a spokesperson for the developer.

Megatel Homes' Saint Tropez lagoon will offer white-sand beaches, paddleboarding, kayaking, a swim-up bar, splash park, playground, water slide tower, cabanas and more, according to a release. A spokesperson confirmed the lagoon will be open to the public but residents will have exclusive access to other amenities, such as the fitness center.

Courtesy Megatel HomesThe development will also feature an entertainment district outfitted with a public restaurant, bar, lounge, teen arcade, bowling alley and an indoor children's play area. Other community amenities include a fitness and yoga studio and event spaces.
The company plans to start selling the first phase of the development within the next 60 days, with a projection completion date by the first quarter of 2023. It will offer 4,500 single-family lots and multifamily units. The single-family homes will range from,1500 square feet to 4,000 square feet and sell for between $350,000 to $700,000.

"Lagoon communities have proven to be an extraordinarily popular residential option throughout Texas, with heavy demand for these amenity-rich developments," co-founder Zach Ipour said in a release. "As a result of this significant demand, Megatel is pursuing the development of a dozen such communities throughout Texas and expanding to other states."
Megatel Homes has five other home communities in Houston, including Hidden Lakes in League City, Pine Trace in Tomball, Plantation Lakes in Katy, Raleigh Creek in Tomball, and the Lakes of Mason Park in Katy. This is the first lagoon community the company will build in Houston.
The Saint Tropez lagoon joins a handful of others in the Houston area, which were all built by Land Tejas. Land Tejas has four lagoon communities in the Houston area, including in Humble, Texas City, Rosharon and Katy. The Katy lagoon has not started construction yet, but 400 homes have sold in that community, according to a spokesperson.
